Click the Resources Menu , then choose Realm CMA
Click the blue link: Create Without a Subject Property
In the Action Menu , choose to add listings or use the Find Comparables option
Next: Define Comparable Parameters
In the Find Comparables window, enter your required criteria
Search Properties will open a search window where you can search by filters or map using the drawing tools.
Choose the comparables you wish to add from the search results by using the checkboxes for the required listings. If you wish to include all of the listings in the search results, you do not need to use the checkboxes.
Click the CMA button and choose Add to comparables to add the listings in the search results to your CMA comparables or Replace comparables to remove the existing comparables and replace with the currently chosen listings.
How to add comparables from within a listing:
Click the action button from within the listing and choose Add to comparables to add the listings in the search results to your CMA comparables or Replace comparables to remove the existing comparables and replace with the currently chosen listings.
When the comparables have been added to the CMA, click the link within the green confirmation bar at the bottom of the window to return to your CMA.
Do I need to Edit the Subject Property?
While it is not necessary to include any subject property information, you may add detail here if you wish. *Please note: if you choose to enter any information into the Subject Property tab, this information will not populate to the CMA comparables tab.
To Edit the Subject Property information, click the Edit Button on the Subject Property tab.
Here you may edit all Subject Property Details, including:
- Using the photo tools, upload new photos, delete old photos and select the primary photo for the subject property. Selecting a new primary photo for a Subject Property will replace the default title photo within the CMA report.
- structure type, style, age and square footage
- the number of rooms, garage and parking space info
- utility information and lot information
- tax information

CMA Comparables
Once you have added comparables to your CMA, click on the Adjustments tab. Here you can view your comparables in a panel next to your subject property details and add Notes and/or Adjustments to the comparables.
Use the arrow next to the Comparable Property counter to move between comparable listings.
CMA Contents
On the Customize Content tab:
- indicate which items you wish to include in your CMA by using the checkboxes.
- upload your own PDF files by clicking the Upload PDF button.
- rearrange the Contents by clicking and holding the three vertical lines next to the header, then drag and drop it to your preferred location.
- click the content item Comparable property to choose how comparables will appear in the CMA:
- include a summary for each comparable OR
- the client full listing OR
- the client full-sheet listing
Appearance
On the Customize Appearance tab:
- Create a CMA Name
- Choose the Brokerage and Personal Branding you wish to include on the CMA.
Next Step: Generating the CMA
On the Share or Export tab:
- Click Download CMA Report (PDF) to generate a PDF copy of the CMA. When the report is generated, it will be added to your device's download folder.
- Click Print CMA (PDF) to generate a printable PDF. When the report is generated, you can choose to print or save a copy of the PDF to your device.
- Click Link to web CMA report to copy the link to allow others to access a digital copy of the CMA. When this option is chosen, you may paste the link into emails, text messages, etc.
- Add an email address in the Email field to send a digital copy of the CMA from REALM. Click Share to send the recipient a link to access the digital copy.
