Like all AI, REALM AI may not always be accurate. We know of some limitations, but expect improvements as users provide feedback.
- If no property class is specified, freehold and condo are assumed. To include commercial properties, members must specify "commercial."
- If a class is not specified, applying a filter irrelevant to that class may produce incorrect results. For example
- Find homes in Toronto with an indoor pool
- This search covers both Condo and Freehold properties; however, an indoor pool is not a valid filter for Condos. To search for indoor pools, the member should specify
- Find freehold properties in Toronto with an indoor pool.
- REALM AI does not currently support all filters. Unsupported filters, like “Fractional Ownership,” are ignored—for example, searching “Condos with Fractional Ownership” will return all condos. In the future, REALM AI will notify you if a filter isn’t supported.
- REALM AI is not a chatbot and cannot answer questions such as “What is the average sold price in Hamilton?”
Commercial searches for the field “Use of Business” are not currently supported (like “Gas Station” or “Sandwich Shop”, etc)
REALM AI cannot yet filter your search by Salesperson or Office Name
- REALM AI currently only parses queries into supported filters. Commands like “Create a CMA for me” or “My Listings” are not yet supported. See Supported Filters below.

Experimental Functionality - Isocrone (drive and walk time) map shapes
- Members may search for “homes within a 10-minute drive of the CN tower” or “Condos 30 minutes from downtown Markham”.
- These style searches will result in custom map polygons that represent the drive (or walk) time as specified.
- Distances requiring up to 1 hour are supported
- If REALMAI cannot generate a relevant shape for this area, the criteria is ignored

REALM AI is always optional
If you don't receive exactly what you expected from your REALM AI search, you can always manually adjust the filters that were used.
Any REALM filters can be used or adjusted at any time within the search workflow!
- When using REALM AI search, standard filters are auto-filled by the AI. You can modify or ignore the AI-generated search.
- REALM AI creates a search only when a plain text query (not a specific address or MLS#) is entered in the Global Search or REALM AI input field.
