Like all Artificial Intelligence, the REALM AI process may not always get everything right. We are currently aware of the following limitations, but we expect that REALM AI's search capability will improve as users use it and we receive feedback.

If a property class is not stated, freehold and condo will be specified. To include commercial properties, members should state commercial at this time.

If a class is not stated a filter that does not apply to a particular class may be used and create incorrect results. For example
Find homes in Toronto with an indoor pool
This search will search both Condo and Freehold however indoor pool is not a valid filter for Condo properties. To correctly search for indoor pools the member should state
Find freehold properties in Toronto with an indoor pool.

Searching for historical sold properties earlier than 2022 will not find results at this time

REALMAI cannot currently support all filters and when something may not be used the filter is ignored. For instance the filter “Fractional Ownership” is not currently supported so searching for “Condos with Fractional Ownership” will result in a Condo search only. In the future REALMAI will inform you when it cannot support a filter.

REALMAI is not a chat bot and cannot answer questions like “what is the average sold price in Hamilton”.

Commercial searches for the field “Use of Business” are not currently supported (like “Gas Station” or “Sandwich Shop” etc)

REALMAI cannot yet filter your search by Salesperson or Office Name

REALMAI, today, will only parse your query into supported filters. Queries like “Create a CMA for me” or “My Listings” are not yet functional. See Supported Filters below

Experimental Functionality - Isocrone (drive and walk time) map shapes
- Members may search for “homes within a 10 minutes drive of the CN tower” or “Condos 30 minutes from downtown Markham”
- These style searches will result in custom map polygons that represent the drive (or walk) time as specified.
- Distances requiring up to 1 hour are supported
- If REALMAI cannot generate a relevant shape for this area the criteria is ignored

REALM AI is always optional
If you don't receive exactly what you expected from your REALM AI search, you can always manually adjust the filters that were used.
Any REALM filters can be used or adjusted at any time within the search workflow!
- When a REALMAI search is used, standard search filters are populated by the AI search. You can adjust the search REALMAI makes or ignore the REALMAI search entirely
- REALMAI will only create a search when a plain text search (i.e. something that is not a specific address or MLS#) is entered in the Global Search or the REALMAI input field
